TAX AND COMMERCIAL VALUATION SERVICES Law Title researches exact tax parcel identification numbers associated with closing; determines delinquencies and deferrals owed, if any; and coordinates timely satisfaction of both real and personal property assessments with the proper collection authorities. In addition, we work with ad valorem tax consulting services in connection with appraisal, valuation, exemption, due diligence, transfer and gains, and audit recommendations and resolutions.
SURVEY COORDINATION AND FLOOD CERTIFICATION Law Title can accommodate your survey needs, whether they are for ALTA/ACSM land title, state minimum technical standards, boundary, foundation, as-built or site sketch. Lenders require flood insurance when improvements on properties being held as security are located within special flood hazard areas, as defined by FEMA. ESCROW AND DISBURSEMENT SERVICES Under agreement with owner and/or lender, Law Title is authorized to escrow and disburse closing funds, including earnest money deposits, loan and sales proceeds, and defeasance resources, and to prepare corresponding settlement statements. We also facilitate construction loan escrows and disbursements for single- and multi-site commercial transactions and condominium projects. Our team is prepared to order and review title updates; provide and obtain execution of owner and contractor statements, affidavits, waivers, releases, or subordinations; disburse funds according to lender instructions; and issue title policy endorsements effecting coverage against the filing and perfection of mechanics’ and materialmen’s liens.
1031 SERVICES Through our qualified intermediary, Law Title is prepared to assist you with simultaneous, deferred and construction. Utilization of this facility allows capital gains on real estate to be, pursuant to Section 1031 of the Internal Revenue Code, deferred for income tax purposes, and dollars that might have otherwise been paid in taxes are available for new investment. UCC INSURANCE Lenders frequently find it necessary to secure loans with mixed collateral composed of both real estate and personal property, as the latter is defined by the Uniform Commercial Code.
